Reports > Lead Reports > Nightly Lead Demand Report
This report enables you to view the amount of Booked and Not Booked leads by stay night, including future reservations. Dates are pulled from the check in and check out fields on the lead form. The Not Booked lead counts are then broken down further based on the Not Booked Reason, and any Not Booked Reason that is categorized through Account Settings as “Rate Resistance” will be totaled as well.
Each row in this report is providing a total by stay night, therefore if a guest is planning to stay 03/23 — 03/25, they will be included in the counts for all three nights; 03/23, 03/24, and 03/25. They will also be included in several columns, depending on the status of the lead. For example, if a guest decided not to book due to rate resistance, that guest would appear in the Lead Total, Lead Not Booked Total, Rate Resistance Total, and Rate Too High Total for each day they were originally planning to stay.
All of this data will help provide insight into the variables impacting conversion rate as well as give clear metrics for understanding unconstrained demand, occupancy, and price resistance. Review the report for spikes or valleys in the Rate Resistance Percentage to assist with dynamic pricing. Depending on your projected occupancy, you may raise or lower your rates.
In this report, there are several filters that give you the opportunity to view specific Stay Dates, Contact Dates, Reasons for Stay, Campaigns, and Campaign Categories. Filtering by Contact Date and Stay Date simultaneously may be helpful if, for example, you make an update to your rate due to a high level of rate resistance and you want to see the activity that has occurred since you made that change.
